RENTAL RULES AGREEMENT

CHECK- IN TIME after 3 p.m. EST

CHECK- OUT TIME 10:00 a.m. EST
 

NO early check-in or late check-out without additional charges

 

This home is NON-Smoking. If a home is smoked in or proper smoking containers are not used on beach & patio area, $ 300.00 deposit will be forfeited.

 

Small pets permitted, must be on leash outside residence and waste must be disposed properly. $ 150.00 NON-REFUNDABLE Pet Deposit.

 

We will not rent to vacationing students or singles under 25 year of age unless accompanied by an adult guardian or parent.

 

50% of the rental is due at the time of the booking in the form of a cashiers check, money order, personal checks (made payable to Anne O’Briant), Master Card & Visa (your credit card statement will list the fee as The Anne O’Briant Agency).

The remaining 50 % is due 60 days prior to your arrival and is non-refundable at that point. ( see below “cancellation policy” ) If the reservation is less than 60 days prior to arrival, full payment is due at that time.

 

A $ 300.00 damage deposit is required upon arrival. You are responsible for any and all damages to the home including charges due for excess cleaning that may be required, excess garbage, or a number of chargeable items as outlined in the information book at the home. Any charges will be deducted from your deposit.

 

CANCELLATION POLICY

 

A $ 200.00 cancellation fee applies to all cancellations made less than 180 days from your arrival date. No refunds within 6 weeks of arrival. If you cancel more than 180 days prior to your arrival, a $ 100.00 cancellation fee will apply. NO refunds for holiday or special event bookings for any reason- NO exception.

 

OCCUPANCY

 

Limited to 2 person per bedroom ( 3 bedrooms ) & 2 on sofa sleeper.

 

CLEANING FEE

 

A $ 75.00 cleaning fee will be collected with reservation. Home must be left in reasonable condition. Please tidy prior to leaving to avoid excess cleaning charge. Please treat my home as your own. If left excessively dirty, you will be charged an additional cleaning fee. You will also be charged for garbage  & un-bagged food left. Please bag all garbage & dispose in trash containers. Trash pick up is Thursday morning. Please roll the trash can & take re-cycleable containers to street side.  Additional cleaning service is also available at a cost to the tenant. 

 

HOUSEHOLD ITEMS PROVIDED

 

Linens ( we suggest you bring beach towels )

Dishes, glasses, silverware, pots & pans

Coffee pot, blender, toaster oven, can opener, microwave

Each bedroom has TV with cable / DVD

Additional TV/DVD in grand room

Wireless internet

Telephone lines NOT available.

RATE CHANGES

 

Rates subject to change without notice.

 

FALSIFIED RESERVATIONS

 

Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will  not be permitted to check-in.

 

WRITTEN EXCEPTIONS

 

Any exceptions to the above mentioned policies must be approved in writing in advance.

 

PARKING

 

Limited to 1 boat/motorcycle trailer & 2 cars or 4 cars with no trailers.

 

HURRICANE or STORM POLICY- NO refunds will be given unless:

 

1. The National Weather Service orders Mandatory evacuations in a “Tropical Storm/Hurricane Warning area” and/or
    
2. A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest. The day the National Weather Service orders a mandatory evacuation order in a “Tropical Storm/Hurricane Warning area” , we will refund:

 

        1. Any unused portion of rent from a guest currently registered;

        2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their                                                                               

            stay, to come in after the Hurricane Warning is lifted; and

        3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the

            “Hurricane Warning”’ period.
